Our aim is to find you the perfect property to suit your requirements with the minimum amount of hassle.

Finding a property

The first step is to take a look online either on our website or Rightmove for example, to see which properties we have available. It is wise to start looking for a property around a month before you wish to move, as the nicer properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 12 months, which may be renewed if all parties are in agreement.

Please note that for your safety and peace of mind -

  • All of our managed properties are Gas Safe certificated, Electrics checked and furniture fire safe (where applicable).
  • All Tenancy Deposits (bonds) are held in accordance with the Deposit Protection Regulations.

Viewings

Viewings will be arranged at times to suit you and upon request be accompanied by a member of staff, who can give advice and answer any questions you may have.

Stages of Application

Once you have found a property online which is of interest to you, please let us know by requesting a viewing or property details. This can be done through our website or online portals such as Rightmove & On the Market.

When we have received your enquiry, we will then send you a link to a video tour of the property as well as a link to our online application form. You will need to have viewed these links and completed the form before we can move forward to the next step. We will also ask you to confirm that your application form is a true statement, your deposit of 1 weeks rent is non-refundable if this statement is found to be false in any way or you as the Tenant decide to withdraw.

Following us being in receipt of your completed application form and supporting documents the following will take place:

  1. Your details will be checked and discussed with the landlord of the property.
  2. We will contact you to confirm if the landlord has accepted or declined your application. If you are accepted we will look to arrange a formal viewing.
  3. Once you have viewed the property you will need to tell us if it is something you would like to move forward with so that we can inform the landlord of the property.
  4. Once we have the agreement from yourself and the landlord we will then request that you pay a 1 week’s holding deposit to Owen Lyons (equal to 1 week’s rent).
  5. The reference process will be started when the fee is received. The reference checks will be conducted by Vouch.
  6. If you pass the checks we will then arrange a move in date for you, ask you to pay a further 4 weeks deposit (totalling 5 weeks) and 1 months’ rent.

References

As a minimum we will require satisfactory references from your employer, a previous or current landlord, and a credit reference report.

We may also require a personal reference, and sometimes a guarantor. We use the services of an independent referencing company to obtain and evaluate these references.

Rents

Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account or your landlord's bank account.

Deposit

A security deposit of a maximum of five weeks rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be provided with the appropriate prescribed information and receive details regarding the scheme used. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement.

Tenants Fees

Before the tenancy starts:

Holding Deposit: 1 week’s rent

Deposit: 5 weeks rent (or in the case of rental income of more than £50,000 per annum 6 weeks rent)

During the tenancy:

A default fee for the replacement of a lost key/security device giving access to the housing

Tenancy Transaction Charges: Payments capped at £50 (or reasonably incurred costs, if higher) for the variation, assignment or novation of a tenancy
